Anthropic leased all 16 floors at 330 Hudson St.
Google MapsEarlier this month Anthropic leased 16 floors, spanning 466,000-square-feet, at 330 Hudson Street in Manhattan. This addition is expected to accommodate a planned doubling of its New York headcount toward 1,700 people this year, up from a single floor at 155 Sixth Ave that it leased two years ago.
Notably, 330 Hudson is a six-minute walk from Google’s expansive St. John’s Terminal office. The world’s top AI engineers can now leave their buildings, meet at La Colombe for coffee, and be back at their desks before their drinks gets cold.
Why The West Side
Anthropic and Google aren’t the whole story of the tech industry clustering on Manhattan’s west side. Amazon and Meta have major offices in Hudson Yards, which is further north and can be directly accessed via a traffic free walk along the High Line, realizing a campus-like feel in New York that Big Tech is known for in Silicon Valley.
Celebs love the area too. Justin and Hailey Bieber closed on a $12 million condo at 160 Leroy Street this year, a few blocks from 330 Hudson. What do pop stars and AI labs have in common? Turns out both enjoy beautiful views of the Hudson River and the built-in privacy that the river affords. With the water on one side and Hudson River Park running the length of it, this stretch of city has a different, less frenetic feel compared to the rest of downtown.
Proximity and location in the AI era
Anthropic’s revenue run rate crossed $30 billion in April 2026, up from $1 billion about 16 months earlier, a faster climb to that figure than Salesforce made in roughly 20 years. However, the AI juggernaut’s success has not come without controversy, including the side effect widely known as “AI slop”.
In Sales, over 40% of cold email traffic is now AI-generated, and about three in four professionals say they delete a templated-sounding email on sight, according to Sendr.ai’s 2026 outreach data. In Talent Acquisition, applications keep climbing thanks to AI-assisted resumes and cover letters. LinkedIn reported 14,200 applications submitted per minute in February 2026, up 58% in two years. This occurring at the same time only about a quarter of TA leaders expect headcount to increase this year, per SHRM’s 2026 TA Trends survey, indicating teams are likely swamped trying to sort through it all.
While the world learns to orient itself in this new AI era, news of Anthropic’s own office footprint growing in Manhattan serves as confirmation that physical presence, location and proximity are still as valuable as ever.
